•Did you receive you pool fobs? If not reach out to your closing agent to get them. You should receive two. Additional are $25 each thru the leasing office in Sarasota.
•Register for the Access Management Website: Download the Vantaca Home App and register to pay HOA dues, submit ARC requests and receive communication from the HOA and access management. NOTE: it can take a week or two before the system recognizes you after close to be able to register
•Warranty: If anything was not completed during your final walk thru punch list, submit the warranty claim ASAP! Note: Your lawn and plant warranty is 30 days. Any issues submit that ASAP
•Appliance Warranty: Gather your appliance paperwork, including the AC units, and call to have the warranties switched to you!
All garbage yard waste and recycling is picked up Wednesday mornings typically around 7am. If there is a holiday, that day is one day later
•Playground: Please make sure you are cleaning up after yourselves. Report any issues with upkeep to Access Management
•Dog Park: Please clean up after your puppers! The bags at the park are for use AT the park. To make sure that they are available for all, bring your own as well!
•Pool Area:
•Open from dawn to dusk
•No more than 2 guests per attending resident
•No glass bottles or music
•No grills or cooking on site
•All areas are first come/first serve. No holding areas or chairs
•Clean up after yourself!
•Children under 16 require a supervising adult
•No fence jumping, must have your fob
•No use of the pool dumpster for personal disposal
•All other rules posted at pool
All homes have a 1-year warranty. Submit warranty claims as things come up and the sooner the better. Some things to note
•Yard and plant warranty is only 30 days from closing. If you have concerns about that, submit that claim ASAP!
•Follow up is key. The warranty office will move as quickly as possible, but they are working with vendors on multiple projects. Never hesitate to reach out to the warranty office for updates
•Appliance warranties are thru the appliance manufacturer. Contact them directly. Most are 1 year, with AC units being 10 years
•In an emergency, you must go thru the recommended vendors. A sticker should be on/near your electrical panel. Using anyone else could void your warranty
•Any changes you make to the house voids some warranties. IE: changing a sink voids plumbing warranty in the kitchen or hanging shelves from garage ceiling voids the celling warranty

An HOA is not there to be a bother to residents. It is there to take care of the amenities that we have and attempt to ensure the area is clean and safe. Currently, as we are still being built, DR Horton is running the HOA with the Day to Day life being managed by Access Management. We are anticipated to turnover to owner run at some point in early 2027. Included in your monthly dues (see your individual lot information for costs) you have the maintainance of all of the common grounds, maintenance of the amenities, social events for the community and more.
